Bus is impractical with all the tunnels and bridges to cross.
Franklin Lakes to Glen Rock is 15-20min
Midtown with Secaucus transit is 45min

Downtown thru hoboken
Glen Rock to Hoboken express is 35 min
Hoboken to NYC is 15 to 20 min
You are looking at 1hr 10min to 1hr 20min. You can park at Glenrock station being a non-resident. Check NJ transit station info for Glen Rock Boro Hall for parking details.

James,
Franklin lakes is am amazing town, fantastic schools, beautiful lakes and mountains , and low low taxes! All of this within 30 minutes of Manhattan plus It's 10 miles from Paramus and the Garden State Plaza , Route 287 and all major highways.
I've lived here for 26+ years however in my opinion one of the best things right now about buying in Franklin Lakes is that many neighborhoods in this beautiful community have now become affordable!

I specialize in helping people in all stages of default, pre-foreclosures, short sales, bank properties ,etc. Most specifically in towns such as Franklin Lakes and Saddle River.

There are properties that I can show you in all neighborhoods in all price ranges including Urban Farms, Lily Pond etc.

I'd be happy to provide you with a break down of where each neighborhood is, what each section is like and what homes are available in each neighborhood.
Best of Luck and I hope to welcome you to our beautiful community soon,

Much depends on how close - can you see it? Can you hear it? And yes, Laquita is right, much depends on your own preference. What I counsel my buyers is this ---- anything that causes you pause will have a similar effect on future buyers when the time comes to sell.

Hi Fe,
Franklin Lakes does have a main street that is Franklin Avenue with small businesses and shopping. They just had their town fair last weekend and it is a great community. It depends on what you are looking for in a home. Homes in Franklin Lakes will generally have larger lot sizes and lower taxes than other towns on a rail line. (Glen Rock, Ridgewood, Ramsey, Allendale). There is a bus line now that goes from Port Authority to the VFW hall on Franklin Ave. Commute will be about an hour 15 minutes during the week. The population and town is smaller than say Ridgewood and less traffic too. So it just depends on your taste of where you want to live and what your needs are. Please give a call if I can assist you further!

Minimum credit will very from lender to lender, but now typically a 620 or better is needed for FHA. Its 680 for Homepath. ... more

USDA is the first thought of program when someone mentions 100% financing. VA no down is the second. There are also several First Time Homebuyer's programs that do not require down payment and will allow the seller to contribute to your closing costs.

I would be happy to speak to you regarding your options. i have 30 years of experience in the mortgage lending industry and it is experience that make home buying experiences successful.

Denee,

That home originally came on the market in 2003 for $10,800,000. It is incredible and by far, the smartest house I have ever been in. The design is captivating and the technology is "uber-cool", creating a most exceptional home and extraordinary experience! I introduced this home to a writer at Forbes Magazine, who wrote a very interesting story on it. The new owners of this home got a bargain last August at the purchase price of $7,300,000!! I'm sure they wake up each day wondering if they will wake up from their dream, enjoying their home as much and more than the first day they laid eyes on it. A great buy in Franklin Lakes! ... more
