The bank has to Approve it now and it takes time. First they will order a BPO or a appraisal which can take up to 3 weeks. Then the bank will review it. They will have the selling agent sending in paperwork from the seller that they probably already have but you have to do it again sometimes. Your closest store is Kmart but Wal-Mart isn't very far, maybe 10 min.

The good thing about this location is you are really close to a lot of the main roads. Plus it never takes long to travel around that area, traffic is almost non-existant. ... more

Walnut Creek is out of the city limits so normally you only have to be 10 ft from the adjoining property line to build or place septic drainfield.You normally have to be 25-50 ft away from the creek to build and of course for resale you want to build a good distance away from any well traveled roadway.I have a creekfront parcel on Walnut Creek with 438 ft of creek frontage and 2 waterfalls.This parcel also has an 8 GPM well and 5 BR septic already installed..Call me for more details..Jamie Stamey cell 828-342-0069 ... more

In North Carolina, real estate agents are allowed to fill in the blanks on standard contract forms. Drafting a clause such as you describe is considered practicing law. An agent who is not an attorney who drafts such a clause would be considered to be practicing law without a license. You may want to consult an attorney. I have seen very poorly written escalation clauses that can have unintended consequences. There also may be other ways to improve your offer. Price is always important, but not the only consideration. The price doesn't matter on a contract that doesn't close. ... more
