Water in Frankfort is from community well. Here is a recent report on the water quality.

http://www.villageoffrankfort.com/docs/Drinking_Water_Quality_Report_2011.pdf

This home was rented and is not currently on the market, but there are several other similar homes in this price range.

I would be happy to help you find a home in this or other adjacent areas. If you are looking for Chicago water, Tinley Park and New Lenox neighboring towns have city water.

Suzanne Hamilton answered:
This is a preforeclosure listing from this company Realtytrac. They may or may not be available for purchase and very often are not traditional transactions. Sometimes, they are in preforeclosure and will not be available for months or a year. Sometimes, they are available, but no clear title can be offered, so any liens must be paid. And sometimes the buyer must deal with evicting occupants, etc.

You can find them on the internet and subscribe to their list. But unless you are very familiar with these types of transactions, I would not recommend them. They are typically more comfortable for investors who have attorneys that handle the legal wrangling. For a traditional home buyer who wants to live in the home, have a Realtor help you find a good deal with less unknowns is usually a good course. And by the way, sometimes, those prices shown are not the price it would sell for, but sometimes it is what the people owe, etc.

There are great deals out there, but there are also a lot of things that are not deals, but headaches. If it seems too good to be true, it usually is.

If you want help on what is available for sale in the market, I would be happy to send you some free, no obligation listings.

Jenny -

I could not find any rentals on this road in Frankfort on the MLS. There are 3 condominiums listed for rental in Frankfort in this price range. If you are interested, I would be happy to email these properties to you. Trulia does have links with craig's list and maybe that is where it is coming from. I always tell people to be wary of what you can find outside the MLS. Sometimes it works fine, but sometimes there are scams a foot. You just never know. If you work through the MLS, there are legal boundaries in place that prevent the typical internet scams. Plus, working with a professional doesn't cost you anything. So why not? I work with rentals all the time. Contact me and I would be happy to help you.

The square footage is not reported in the listing or tax info, but it has 4.1 baths and 5 bedrooms. Probably around 4000. Never lived in but purchased in 2006 for 880000. Sounds like a bargain at 455500! If you want any info on other properties don't hesitate to call or e-mail.

Bob,

That house is actually right down the street from my office and is very nice. As Tammy said, it is expired, but if you're interested I can contact the sellers and find out if they still want to sell. I'm sure they probably do as the home was on the market for about 1-1/2 years. Let me know if you want and I'll contact them. Tim - 815-215-4018 ... more

Hi Kelly:

It could be that the builder has floorplans that were selling at those prices in the 2004-2006 boom and hasn't readjusted for the current market.

In my opinion, I wouldn't build a 4 bdrm 2 story with only 2.5 baths in Lighthouse Pointe, or anywhere in Frankfort, over $500,000 at this time - I believe you would be underbuilding for the price point. Certainly at $650,000 or up, in a two story, I'd be looking for 3 full baths up (assuming master on 2nd floor). Master suite, Jack and Jill bath, en suite bath. And then at least a powder room on the main, and possibly a finished bath in the basement.

There are many lovely homes in Frankfort and the surrounding areas that offer 4 bdrms, 2.5 baths around the $400,000 mark - and some fabulous gently used/brand new homes at $600,000 and up that offer 4 or 5 bdrms, 3.5 or more baths, same or larger square footage. I have a few listed myself, including a gorgeous resale with 5 bdrms, 3 baths for $414,900 and an astounding 4200+ sq ft brand new 2story w/4 bdrms, den, 4.5 baths, 2 family rooms, astounding upgrades - for only $599,900.

Good luck with your house hunt - and if I may be of assistance, please don't hesitate to call, text or email!

Kim

Hi Tracey, This is a 4 bedroom 2 1/2 bath new construction but the listing doesn't show the square footage on the home. The lot is .39 acres. There is another home also active at 21491 English Circle also listed at $395,000. This is 3 bedroom 2 bath and won't be completed until spring. There is also a home at 21430 English Circle that was being sold short sale it is 4 bedroom 2 1/2 bath. This one was pulled of the market so may be in foreclosure proceedings. If you would like me to send you the listing information on the 2 active listings please send me you email address. I can also get square footage information tomorrow if you would like it.
Thanks Vivian
