Well, Rebecca, you're going to get "taken advantage of," because you want two things that are not compatible - you want to get a mortgage to buy a home with an extremely bad credit history. Correct me if I'm wrong, but I'm guessing that bad credit history has a lot to do with not making payments on time, for one reason or another.

Signing up for thirty years of monthly mortgage payments really is something people should do only when they've got a proven record of making their other payments on time, and borrowing within their means.

It would depend on when and why you had the first appraisal done: My suggestion would be: if your last appraisal was done more than 2 years ago/have there been any major changes since your last appraisal/any changes in property values in your area, then it might be a good enough reason for another updated appraisal. ... more
