Hello ,

As a general rule the higher your score the better your rate, or with FHA you just need a 640 score (usually). Some programs allow lower scores. If you are looking to buy a house I'd recommend you apply with a loan officer. The loan officer will pull your credit, analyze income, assets, etc and within 10 minutes be able to give you an idea of what you would qualify for . I'd be happy to help if you need me.. Hi,

Like Keith said, in the world of Real Estate, everything is open to negotiation. You never know how motivated a Seller is until you try to start negotiating upon making an initial offer. Sometimes you may get lucky and your 1st offer is accepted immediately. Other times it can be a vigorous negotiation back and forth.

I would never suggest you spend all your money on a house. That would leave you with no emergency reserves. Even though a house may be in good condition now, in time all homes need maintenance. Some things may break, plumbing or roof may sprout a leak, etc..

You may want to consider a less expensive home to start. There are some houses throughout the City that you may be able to purchase for less and only spend a few thousand in repairs.

That house went on the market on August 1st, at an asking price of only $59,900. It is a 4 Bedroom home with 1 Full Bathroom and 2 Half Bathrooms (toilet and sink). It is a pretty big home at almost 2,100 square feet. It went under contract yesterday, August 7th. Definitely priced to sell quickly and it did. Buyer plans to make settlement on August 23rd, which is really fast, only 15 days from contract to closing.

What a highly inaccurate statement. The municipality lists when homes were built. If a home had an almost complete renovation the city looks at the permits and enters the home as a new build. Maybe this is what your concern is. Seeing your name is fsbo (for sale by owner) are you looking to make agents look bad? Or are you mad that Trulia doesn't let FSBO's advertise there properties here? And by the way did you know Agents get on average 10 to 15% more for a home than a FSBO? ... more

Just go to www.Phila.gov and click on the left side for OPA (office of property asst.) and do yourself a favor and only deal with some who holds a current State Of Pa license to sell Real Estate If you work with them they can work on any deal and pass the commission to the Seller.
