VA Mortgage Loans are available today for both honorably discharged Vets and active duty military personnel. Here are some of the great features of this fantastic program:

- Up to 100% financing, with no down required.

- No monthly mortgage insurance added to your payment.

- More lenient credit qualifying standards than other types of mortgage loans.

- Low rates compared to other loan programs.

-Order your Certificate of Eligibility. A Florida VA loan lender can order your COE quickly for you, or you can go directly to the VA to obtain a copy. If discharged, you will need your DD214. The next step is to get pre-approved with an experienced VA lender.

-2 years tax returns

-Last 2 paycheck stubs

-Last two bank account statements

-600+ credit score (typically 640 is what most lenders look for)

-Same line of work for the past two years

-Money for closing costs

Please contact me and I will put you in touch with the best VA lender!!!

Honestly, I'm not sure what it is. If I were you, I would either call your city or someone in your area who deals with railings. They should be able to help you figure out everything you need. Not only that, but they can also help answer any other questions you have concerning this. I would highly recommend trying to find one in your area and calling them soon! ... more

Appraisal rules do not allow below grade to be considered part of the square footage calculation. A home with a finished below grade area though should sell for more than a similar property that has unfinished below grade. I would not be concerned regarding the assessment. It would be best to compare the Assessment to similar homes in the town you are interested in. If the values fall within a range then you should have no concerns. ... more

A quit claim deed doesn't warrant that the title is clear of encumbrances, and as previously stated, if obtaining a mortgage they will require a clear chain of title and a lender's policy of title insurance. Is this a private owner selling or is it a bank owned or auction property? I would be asking more questions. Have you tried calling a good, reputable title company in your area? ... more

Financing depends on you, your finances and your loan officer.
the monthly payments would vary accordingly.

What is your situation? how much were you looking to put down 3%, 5%, 10% etc? Based on your down payment you could figure the monthly costs.

There are good mortgage calculation programs available if you google them.

Also it would be wise to have the following on your side
2) Buyers agent
1) Loan officer to help you get pre approved.

Notice who I put as #1

Good luck

This home’s listing agent can tell you more about this place that I can (and probably will know a lot about similar properties in the area). You can email the agent from listing page using the orange “Contact Agent” button to the right of the home photos.

Or, you can look for other local agents on Trulia here:

Please let me know if you have any questions or if I can help with anything else. I am happy to be a resource for you. Good luck with the search!

I'm not sure if you've considered living outside of Framingham, however if you have I would suggest you look into Brigham Hill Estates III, in Hudson. We have approximately 40 new construction homes being built. Each home sits on approximately 3/4 of an acre. We have several Floor Plans to choose from and will also consider custom builds if you have a specific floor plan in mind.

I'm the exclusive listing agent for the subdivision and would be happy to send you more information if you are interested. Below is the link to one of the listing as posted on Trulia.

I also have a new construction home available under $500K in Hudson as well - located on the Hudson/Sudbury Town line. This home is a great value as it included many upgrades in the offering that you would be paying extra for in the sub-division. The neighborhood, "Hudbury" as it is commonly called is also highly sought after because of its proximity to Historic Sudbury. Below is the link to the listing as marketed on Trulia.

I hope you find this information useful. I specialize in New Construction so if I can be of any service please don't hesitate to contact me.

Local lenders may have the best options.
I'd look for the most experienced local lender - local meaning a local bank rather than a national bank with a local branch.
