I don't like HOA's as a rule, but I may be stuck with one based on my price range. I do have an agent now. And, apparently, I should not be looking on sites like this since they are always behind. I would assume that it's the owner's furnishings, since it is an owner occupied home. According to the listing agent, there is one covered parking spot assigned to this unit. The master bedroom and additional bedrooms appear to be upstairs.

A very important fact regarding this condo complex noted in the listing info: CASH BUYERS ONLY -BUILDING DOES NOT QUALIFY FOR CONVENTIONAL OR FHA LOAN BECAUSE THERE IS GREATER THAN 15% OF UNITS DELINQUENT.

The answer is, "yes, of course." However, the beneficiary is typically the lender. If the property fails as a short sale (unless the homeowner, the "trustor," in one way or another cures on the potential "breach" with the beneficiary) the beneficiary will foreclose on the property and take possession. Perhaps the Realtor was referring to the second mortgage? I would need to know a little more about the specific property. Also, my assumption is one of the two Realtors is your Realtor, no? What did your Realtor say? ... more

Thank you for getting back to me. I have a medical service dog who is a yellow lab mix, he is 80 lbs. I also have a Australian/Lab mix who is 39lbs. Both are highly trained and well behaved. We've lived in the same rental for 7 years and have fixed up the house at our own expense, such as build a cute white picket fence in the front yard, re-sod the entire back yard at our own expense as well as refinish the hardwood floors. We have a written recommendation from our landlord of seven years attesting to the well behave pets we have as well as our continued responsibility and upkeep of the rental property we've lived in for so long.

The lack of fence might be a problem. I have researched several properties in the Fountain Hills area. We are also interested in N. Scottsdale as well. We are relocating to the Phoenix area from Seattle and would like to keep rent at a minimum as we are saving to buy a house. Our plan is to rent for 2 to 3 years, to save enough for a house. Lease to own is also something we'd consider.

This house does not seem to be available for sale any longer. It probably sold at the trustee's sale. Similar houses in that area go for much more than the $125k listed as the opening bid.

I agree with Jay on this one. You can't just assume you can sell for what you put into the property. Also you need an AZ CPA to advise you on tax basis and improvements.

A good commercial agent can figure this out for you but.. again the fastest and easiest way to look at it is through a CPA (certified public accountant), I know I am married to a cpa and have to ask her all the time.

In addition you can check on the mortgage balance on the home yourself or ask your Realtor.

Many people will not want the commute into Phoenix from Fountain Hills. However, the views, nearness to Scottsdale, access to Payson on teh Beeline Highway make for wonderful living. Most of the homes in Fountain Hills are semi-custom with split levels built on the ravines in the area.
