We do these all the time. Our portfolio "2nd Chance" loan allows you to buy after a Short Sale with no waiting period.

You'll need 20% down + 6 months reserves as well as a 660 mid FICO. Late payments are acceptable.

We've been doing these for years all over the US and have a 5 star rating on Zillow, Yelp, and Trulia.

My first recommendation would be to make sure that whoever you choose actually lives in this community. There are lots of luxury brokers in the Valley but many of them are in Scottsdale. This wouldn't seem like a problem initially because its relatively close to Fountain Hills, but our community is sort of an island. Ive lived and worked here since 1994 and being able to be close to my listings has been a huge plus on a number of occasions. It enables me to make sure things are as they should be for a client who may not reside in the state or even town and it also makes it easier for me to get it rented or sold more quickly because I know many people within the community. If the bank doesn't foreclose, there will not be a recorded record of foreclosure, HOWEVER, if the brother/son tries to get a mortgage, his credit report will show these mortgage lates that will be interpreted by the underwriters as a foreclosure, even though he hasn't "officially" gone through the foreclosure process.

In any event, unfortunately, his credit is in the shredder!

If it is a trustee sale auction your are referencing, the lender can postpone the auction while the short sale is being reviewed. There are many variable to this situation in question. ... more
