For cash buyers, you will need to provide a copy of your bank or investment statement showing that you have the available funds to buy a home. For security reasons - use scissors and cut out your account number. Just leave your name and address showing. Realtors need to verify that you can pay for the home you're buying. ... more

Your best search option is to enlist the services of an agent who can utilize our local MLS to find a home that meets your criteria. Use the "Find an Agent" tab (near the top) to locate someone in Fountain Hills.
Good luck!

We do these all the time. Our portfolio "2nd Chance" loan allows you to buy after a Short Sale with no waiting period.

You'll need 20% down + 6 months reserves as well as a 660 mid FICO. Late payments are acceptable.

We've been doing these for years all over the US and have a 5 star rating on Zillow, Yelp, and Trulia.

There currently aren't any condos for rent on the MLS for this community, but I would say that the rent depending on what size the unit is, would be between $950 and $1250 per month. If you would like to get more information, please contact me with the information below.

hi there, I am a local real estate agent and I can tell you that you do get used to the heat. It is hot in July and August and September. Most people stay, but there are some that go up to the mountains to cool off and others to California as well. The snowbirds are usually gone by April when it starts to heat up and they return around October. The AC runs almost year round here with the exception of November and January. The nights are cool enough from November to March. I hope this helped.

Hi. There are many colleges and universities in the area. The cultural comparison to Washington DC is a little difficult to address but if you would like a farmhouse, then Fountain Hills is not for you. You can get a house on a ranch style property in the area, but this is definitely desert and hills terrain and lots of heat. If you want cooler temperatures, you can go up into Payson or Flagstaff perhaps. ... more

Yes, I moved here with twin boys in 2006. My boys were in 10th grade. They did quite well, played football and lacrosse and made great friends. The summer is a little hot and they missed the snow but adjusted just fine. They loved being able to swim in their pool. I am certain they will do great. ... more
