By far the easiest loan to qualify for is the cookie cutter loan FHA's 203b because it has the easy qualify, lowest credit score requirements, and no income or area limitations. The FHA 203b loan program as stated below has a 3.5% down requirement, but FHA has MIP (Mortgage Insurance Premium) and MMI (Monthly Mortgage Insurance). The best loan in my opinion is the USDA RDL (Rural Development Loan). That awesome loan product requires $0 down payment, has easy credit qualifying but does have income limits and has area eligibility restrictions. The USDA has the lowest monthly mortgage insurance other than a VA loan.
