Lead paint was used up until 1976. It was used to provide brighter colors and to make the paint more durable. It has since been discovered that lead paint was a health hazard to children. Not that kids were eating paint chips, but the cast-off dust around windows and sills were being ingested by crawling toddlers causing learning disabilities.
There are various methods of handling the situation, from complete removal, which is very costly, or encapsulation of the lead paint, which refers to painting over lead surfaces with a specialized paint. Children are at extreme risk in a home with lead paint, but adults are hardly affected. If you are the landlord of a home that has lead paint in it, you must make full disclosure to potential renters. Sellers would need to also make full disclosure using a document called a lead-based paint disclosure statement that pertains to any home built prior to 1976. You must assume that any home built before then was at one point painted with a lead-based paint. There are kits you can buy at Home Depot or Lowes that let you test for lead-based paint. They are cheap and pretty accurate. It is worth checking into if children are involved. No doubt about it.

46806 is NOT a safe area. That's where about 97% of crime that we have in FW happens. I'd be ok going to the '06 during daylight, but not when it's dark and you can't see! The majority of shootings happen between 12 and 3 A.M. pretty much any other zip code in FW is better. The '06 is by far the worst area. I live in 46845, so I'm pretty far away from that. ... more

Wendy I am a military wife and we will be moving soon we were going to put the house for sale, but if we find a good stable tenant we can rent with a 1 year lease $1800 or 3 years lease for $1650, our house is southwest with the best school district Covington elementary, our house is pretty new 3 beds plus a loft that can be converted into a 4th bedroom since it have a closet, we have as a playroom....walk in closets, very nice master bedroom and bath with a separate shower and garden tub, hardwood floors downstairs, total 2 and half bath, wonderful outdoor stone patio really nice neighborhood..let me know I can send you pics and we can talk more about. nefertiti8309@gmail.com I send my daugther to La Petite it is about 10 minutes from here and we pay 100 a week for 2 days, and when I need to just drop in day I have this wonderful home daycare that she goes 5 minutes away that I pay 20$ a day..she does full time, part time or drop in!! ... more

Go to www.spotcrime.com and enter your home address or neighborhood you are familiar with. Spot Crime will show you all the crimes committed in that neighborhood with easy to interpret ICONS. Then enter this 621 Huffman address and you will get a similar report. You can easily compare the two maps of icons and see the differences in the control neighborhood, compared to the subject neighborhood. You can also use www.clrsearch.com. Go to the home page and click on the Community Demographics tab. this will allow you to enter any zip code in America and it will give you chart of crimes. BUT the next thing is to compare that first zip code against another one. In the upper right hand corner of the chart you will see a box to enter a second zip code for comparison.

Crime does not have an address and you understand crime in a relative way. You are familiar and comfortable in certain areas and you can use these as the way to understand new neighborhoods.

It's entirely possible that a builder's designs may contain flaws or a community may have geological issues that cause systemic foundation problems. I have more than 26 years local real estate experience and know of no foundation issues endemic to that community. You and your Realtor should subject every property you view to a fair degree of scrutiny.

If you have viewed multiple properties in that community and have documented what you feel to be repeating cases of foundation problems please share your data with me. It is important for all Realtors to stay informed and aware of trends in our market.

Detroit: 165 miles: 2hrs 40 min drive
Indy: 140 miles: 2hrs 30 min drive
South Bend: 95 miles: 1hr 45 min drive
Toledo: 100 miles: 1hr 40 min drive
Dayton: 125 miles: 2hr 30 min drive
