Holly,
I am very versed in foreclosure and the process. After the sheriffs sale, it is final. The sheriffs sale is the last stage of foreclosure. This is how the bank gets the deed to the property. At this point, you are considered a tenant and they will have to evict you. The eviction is about a 30 day process. Some banks will allow you to buy the home back after the sheriffs sale, so you might call them. If a 3rd party purchased the home at the sheriffs sale, they may be willing to work out a deal with you.
There are to many variables for me to give you a very clear answer. If you would like to call or email me, I am happy to go over it with you. I work with many banks and know how they will handle your home and you being in the home. Worst case, you will have 30 days to move. But DON'T do anything until you talk to whomever got the home at the sheriffs sale. A lot of times they will offer you "cash for keys" which is money to help you move.

I have a family friend who chose a realtor for the same reason. He said that because she sells a million dollar home every couple of weeks, she would be best to sell his home (also over a million dollars). After a couple of months, he cancelled the listing and went with someone else.

I think people should meet with several agents and go with the one that feels like the best fit. The agent should be honest and professional, have a good plan for marketing and selling the property, and have enough experience to get the job done. That doesnt always mean $20m of sales per year.

People should also ask themselves this question: who will you get the most attention from -- a realtor who has a new listing every week, or a realtor for whom your listing will make or break his month? I think the person who needs it more is going to do more to earn your business, keep you happy, and sell your home quicker.

Good Luck! We have been in the same situation for more than a year. We have three dogs, two gsd and one pit. NOBODY wants one, much less three and both breeds are considered at risk. Many listings specifically state breeds they will not accept. Some places will allow one if a "low impact" dog with additional deposit and often additional monies added monthly to the rent. You would be better off to purchase outright but for that you need excellent credit, down payment, and patience to fill mountains of paperwork. ... more

Dwayne, are you buying in Indiana or Illinois? As far as Indiana goes, when you get the deed it is your house. But if there is a mortgage lien against the home, it will stay with the home. Now the banks more than likely do not want these properties back otherwise they would have paid the taxes and kept it from going to tax sale and then they would foreclose on the property.
On tax sale, you get a "tax deed" that supposedly wipes the title clean, but it is NOT insurable! With a county property you will get a "quit claim deed" and it likewise is not insurable. You would have to go through the quite title process in both cases to get insurable title and make sure that the banks/mortgage companies have no claim against the home. Your other option is to hold the property for 10 years. If any of the lienholders do not make any claims in that timeframe the title will become clear and insurable.
It is very important to make sure you do your due diligence and thoroughly research the title.

Check the City of Fort Wayne's CDC of Community Development Fund Julie Sanchez was the head of it the last time i heard. depending on your proposed use they may be able to make the loan. i guess call 311 and ask for Julie or the CDC. if i remember correctly you have to be turned down for a loan before you can apply. Listing commissions are always negotiable. But as the others have pointed out, in real estate, you tend to get what you pay for. I recommend speaking to a Realtor, whether it be me, or someone else. It doesn't cost you anything to ask questions, and it's easier to have a direct conversation with someone.
