If the house is in Garrision Greene, I have lived in this development for the last six years, and I'm very happy.

Here's my input on your questions above:
1.) I've seen significant flooding happen on the turnpike entrence and by MaGerks up the street. In terms of flooding in the development, the elevation is very high, and there have been no issues anywhere in the development.

2.) I was very nervous about the noise prior to moving into my house. Let's be honest, the property is close to the turnpike & the train. The septa train really isn't a concern from a noise perspective. The highway noise would depend on where the townhome is located in the community.

I really enjoy living here, we have great neighbors, and are in a wonderful location.

I would highly recommend living in this community.

How much you can afford for 3-4 bedroom apartment. Can you afford rental apartment within price range of 2000$ with all amenities such as garage,a back yard patio, deck, washer & dryer and pet friendly too.

Was the property sold or is it under contract. If it is just under contract it could be months before it settles and the status changed to sold. If the property has indeed settled, I have noticed that when trying to put my sold listings on Trulia it sometimes takes a month or longer before it registers on there site. Sometimes it all depends on if the listing agent just has not marked it as sold. Lot's of possibilities for this question. Hope this helps. ... more

I agree with Tim and have done short sales. In Montgomery County that information is available FREE to the public! You can get it by going to the county website. There are a number of steps to go through but it is there and it is FREE. It will also tell you at what point in the process they are at. Just be sure to check the do not call/mail list.
It maybe a difficult time for the homeowner but that doesn't mean they wouldn't appreciate knowing what their options are! You also have to make sure that they are willing to work with you. You need to get a lot of personal financial information up front and it can cause delays or deals to fall through if they keep information hidden from you.

As explained by the other reponses, taxes are issued within each individual township. Fort Washington is a "mailing address" per the post office. Whitemarsh and Upper Dublin Townships both have Fort Washington mailing addresses. I actually think that the taxes are reasonable due to the presence of a business base within both townships, relative to some of the sorrounding townships (ie Cheltenham, Abingtont etc). A beautiful place certianly to make a home...Fort Washington. Definite examples can be provided to you through the MLS. EASY!!! ... more

If your loan is more than 80% of the appraised value of your home, you must escrow your taxes. If your loan is less than 80%, you may pay them yourself like you do now. However, there is a fee to have the escrows waived.
