This question isn't quite as simple as it may sound and there no address attached, so the second part can't be answered at all, which is probably why no one ever responded. in the 34982 zip code in Fort Pierce, the closest beaches are probably South Jetty Park Beach, locally known as "South Beach" or Fort Pierce Inlet State Park, locally known as "North Beach" or "Pay Beach" (because you have to pay to get in) To get to "South Beach" you have to go up to Sea Way Drive, to get to "North Beach" you have to go a little further up the road to the North Causeway. If you're into surfing, North Beach is the better of the two. You also have the option heading south to the Jensen Beach Causeway, either way there are a number of nice beaches in the area on Hutchinson Island and everybody has their own opinion about which one is the best, so you'll have to figure that out for yourself. depending on where you're at in the 34982 zip code If you go up through Fort Pierce, it should take about 15 to 30 min about 6 - 10 miles, if you go down to Jensen Beach, probably about 30 to 45 min about 15 - 20 miles ... more

There are numerous available properties in Port Saint lucie that would meet you budget. It just depends on where in Port Saint Lucie you want to be located and what you are looking for in a home. Additionally, I will be listing a home near Gatlin Blvd and Port Saint Lucie Blvd very soon and the asking price will be around $45,000. The home needs work but a good value.

Your astute question points to the recovery of the local markets. Investors have cash and can close the sale quickly. Investors are snapping up bargains while prices are low and rental demand is high. Investors may have resources to repair and improve properties that need work. That is attractive to sellers especially now when they are selling at bargain prices. ..Ask your Realtor to come ready with comparable sales and a contract offer . Often now many people are bidding up above the asking price if the property is a bargain. Rely on your realtor's advice. If you can not pay cash, it may be 6 to 8 weeks to close your loan. Work with your mortgage broker to get fully pre-approved for your loan in advance. Your mortgage broker then can produce a pre-approval letter to accompany your Offer to Purchase. If necessary, bid higher than a cash buyer would, to entice the seller to wait the extra time for your loan to be processed. It's like a Lender who is charging 6 points and offering a rate of 10% telling consurmers to avoid going with a Lender offering better service, 2 points and a 3.5% rate simply because they want to make 6 points and a 10% rate

Altho' the real estate prices are seemingly a steal to any one in New England, (I have lived in MA. RI, CT, & Hudson Valley NY), please keep in mind the salaries are relative. A teacher of public or charter schools here gets paid 2/3 rds of what you are paid in RI. There have been 100's laid off here mainly because of state & local budget cuts, no salary or step increases since 2007, & reduced benefits. Ex.: As a 25 yr secondary teacher with MA degree & continuous post degree studies, I am "frozen" at $52,000. New, St Lucie will now reduce credit for yrs u bring in by 5 yrs,, Substitute teaching is approx. $70 a day. Most openings are filled before the end of the school year. When any positions become available, there are many good available teachers already FL certified & experienced, and quickly re-employed. It would behoove you to get your FL certification now, as well as ESOL & Reading Endorsement asap. The FL Dept of Ed website has many links with specifics. Stay on top of openings in Martin, St Lucie, Palm Beach Counties (you will be in a great location to commute), by visiting their websites for job openings updated weekly. Restaurant work opportunity changes continuously,... so many good restaurants, many good chefs, many talented students graduating from culinary colleges..., but sadly effected by the economy. ... more

Generically, lot rents in SLCCV range from approximately $470 to $530, depending upon home size, location (waterfront, golf course, etc.). Many original renters have locked-in lifetime rent at around $140, but that is not transferable to a new buyer.

Coincidentally, we have two properties on the same street currently available. One we own outright, and one is listed with us. I'll not go into detail here, but we have others in SLCCV, which is our specialty, and since we live here, please ask any questions you might have. Best regards, Roland693

Basically... it's selling your home for less than what you owe on the mortgage, so you sell with the lender's approval, in which they take a loss in the difference (and their insured for a portion). They have ratios and other criterias that must meet certain levels for approval.

The person doing the short sale will save their credit and history by preventing foreclosure.
