I suggest strongly to start working with an agent and you be getting those information from the material they should be sending you. I do this to those that join my team!

You may want to go to http://realtorrongroup.com and use the many resources there. Go to the last upper right tab : MLS Search: and key in the information of the property you are looking for.

I am not avoiding the specific with you, But, that require some more work, and ask yourself,
how much work will you be willing to do and not get paid for it? And do it often?

All buyers make the same mistake you are. They look for properties, spend endless amount of time, where the first thing they should do, is hire an agent they are comfortable with and work with him/her.

You will find, life will be better, and you will have somebody to call or email for your answers, and a lot less stress. My service is free for buyers, so there no costs.

The master association has a fee of $176.40 per month billed quarterly. The HOA fee is $524.00 per month billed quarterly. This includes cable presire, fire sprinklers, building insurance, reserves, sewer, trash chute and removal, community pool and spa, exercise room, suana, bike and job paths, fishing pier, beach access, vehicle wash area, guard gate, pest contral, lawn/land maintenance and irrigation. You will pay for electric and contents insurance.

Pets are allowed with approval. Generally, this means they must meet a certain weight limit and aggressive breeds would not be allowed. They will allow you up to 2 pets with a combined weight up to 40#'s. You will be encouraged to look over the condo docs during your contract offering period. Our contracts will give you up to 15 days to have the unit inspected. If you allow me the opportunity to help you I would look into whether they will require the buyer to pay a one time transfer fee of $1000.00.

Federal Flood Insurance coverage is available for purchase on all island properties. Mortgage lenders require the purchase of flood insurance when they lend. Since this property is a condominium the condominium association has a Federal Guaranteed Flood Insurance Policy on the structure. As a buyer you will have the right to verify all insurance coverages and you should add coverage for your contents and interior. These coverages are routinely availavble locally and are reasonably priced. You should also consider wind and liability policies in your coverage.

When you purchase a property within any flood zone we suggest you look at purchasing the Flood Insurance policy.

Given the recent events in the Northeast, it is wise to have the insurance even if you never expect the possibility of a flood.

Unfortunately having 2 large dogs will rule out condos as an option. I am working with a couple that has a large dog and we found them a beautiful single family home in a communtity that does have a Home Owners Assc with very low maintenance fees. The community also has a pool and clubhouse and they do allow the residents to have large dogs. They are actually going to be closing in a few days and are very happy with their purchase decision.
