If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Very nice community. They just put on new tile roofs so the assessments have been done. The higher HOA seems to help with keeping the place looking pretty good for its' age however it is not gated. The was a 1/1 in there that was going for around $24K. If you go on the link below you will find around 30 around town for under $35K. They move fast so you may want to lock into a Realtor that has knowledge of the best areas for retaining value and experience working with retiree's and investors. Happy to help you!

I would like to point out that by subscribing to a formal Code of Ethics, you agree that it supersedes your own personal moral code.

For example, you may believe it to be sinful for unmarried people to cohabitate, or for interracial couples to marry, but as a Realtor(r), your ethical obligation is to treat them as you would any other client. (Also, so does Federal and State law).

The purpose of a formal Code of Ethics is to get everybody on the same page, and not to have everyone rely on their own personal value system.

There are a number of condos in this area which are for sale, and have great rental potential if you are an investor. They also have great facilities and are in prime locations if you are looking to buy for your own use.
You can contact the local sheriff dept who can help you with crime reports. This is the most reliable up to date source for statistics and accurate information.
If you want up to date information on properties for sale, you should contact a realtor who has access to the MLS which has full listings on all condos for sale.

This may sound like you don't want to do it, but it's the only way to make sure you don't have a foreclosure note posted to your door.

Open an escrow account with the landlord listed as the beneficiary. Make dispersal of rent payments to the landlord contingent upon the payment of the house note. If the note doesn't get paid from the landlord, then the landlord doesn't get paid. There is more involved so ask a lawyer or escrow officer at a title company, but you get the idea.... ... more
