Property taxes in Cape Coral are actually low in comparison to most of the nation. Forbes magazine ranked Cape Coral top 10 places to retire, and top 10 places to start a new business, strongly based on our affordable cost of living and lower taxes. We have no state or city taxes, so you get to keep more of your income, and property taxes here are less than half of the national average. One comment I hear often from northerners relocating here, is how "that same house if it were in New York would have triple the amount of taxes!".

Cape Coral the city, does not have HOA fees, but there are a handful of communities here that do. When looking at homes, a Realtor will share with you if there are HOA dues, and how much they are.

With "school choice" in our county. You could go to Harns Marsh Middle, but Varsity Lakes is closer. Both of these schools are in the E-2 school zone.

The assessment on the property above ($66,000) refers to the amount in which a taxing authority (in this case, Lee County, FL) uses to calculate the owners' Real Estate Tax. It is not indicative of market value, nor is it a special assessment on the property. Assessed value can be reduced due to qualifiable exemptions. Some developments may have a Special Assessment, also known as a CDD, used to build infrastructure, but this does not apply here. As a condo, the condo association will most likely have its own fees to maintain the units as well as have a reserve for future projects.

I see others have told you how much the fees are. Monthly HOA fees can get rather expensive here in some associations so please realize we have numerous communities with lower fees as well as others with much higher fees. When looking for a property in an association here always inquire on what the fees are, what they cover AND the financial "health" of the association. Your best course of action is to purchase a unit with affordable fees and a nice amount of funds in reserves for future major maintenance. ... more
