There are two communities that are classified as 55+; Four Seasons at Gold Hill and Sun City Carolina Lakes (although this is truly in Indian Land). Del Webb is building another 55+ community near Hwy 21/160 that should be open early next year. However, if you are not looking for the restrictions a 55+ community carries there are several communities that feature one floor homestyles in Fort Mill, either existing or new construction. It's not clear if the rental property was included in the bankruptcy and if this was a Chapter 7 or 13. The credit scores may allow you to obtain an FHA loan provided the other factors such as income, debt ratios and time on the job meet guidelines. I recommend you talk with a loan officer licensed in the state in which you plan to live. They will be able to sort your situation out and guide you.

As long as it is in the same line of work without a big break in between you should be ok, it might have to just be manually approved by the underwriter rather then going through underwriting system !
Talk to a lender and don't give up if one says no , when you talk to a loan officer you get a feel if they are willing to help you or not , they will ask you for a whole lot of documents,paystubs ect, that means they are willing to do the leg work!
