Hi, as you know it is difficult in the first place to find places that accept dogs. If you are looking not to pay the tenant's fee, I would suggest you research buildings that have on-site management and you deal directly with the management office. Good luck.
If it turns out that you do need to use a realtor and are willing to pay the realtor's fee, please feel to contact me.
Never quite understood why in NJ and in metro NYC that sellers pay realtors' commissions for the sale of property but not for rental tenants but that's the way it is.

There can be an escalation clause permitting rent increases written right into the lease. The amount also must be agreed upon by both parties. Typical rent increases vary from between $50-100/month per year, but is entirely negotiable.
