If you are home buyer the seller pays the Realtor a commission which is usually split between listing agent and buyers agent and paid at closing and buyer pays nothing to Realtor.
Now if this is a rental property it completely depends on the rental agreement and there fore it may vary, in some cases landlord pays fee or a part of the fee but in Northern NJ it is common that the tenant pays for the entire broker fee and sometimes that fee is also split between listing agent and renter agent. Co-op get annoying for resale/rental/ and purchase. Plus they have higher monthly maintenance. Look to put more money down and get yourself into a new condo.

Well most co-ops are strict with the subleasing. Very important factor in case you need to rent it out. All co-op communities have their own rules it is not something a town controls. Some have available subleasing with board approval and there may be a 2 year waiting list. So you need to do your research before you commit and use a realtor familiar with the area.
