I have lived in Chicago for 30+ years. Am interested in building a home in the west coast of FL. Am told that the (now) average cost of building a home in Chicago exceeds 1.5 million dollars. I can't believe it would cost that much in FL. Construction materials, labor and a general contractor would (or should) cost less in FL? Have I been told incorrectly? Am interested in building a home constructed with concrete, glass and steel. A single family home on only one level --- no stairs to clime. Can do most of the work myself. Thanks, Jim.

A broker can open his/her own office and can have an escrow account, an agent cannot. Agents usually specialize in helping home buyers and sellers. Brokers are usually pretty busy running their offices and managing the brokerage.

As with any trend, you can tell how it takes a little time for the majority to catch up and start believing what our profession has been preaching for quite some time now. We all know that ever since last year, it has been quite the Seller's market down here in our area and I feel like now more and more Sellers are trying to "test the market" to see if their house can generate that lucrative bidding war that we see in certain situations.

Unfortunately, more of these listings that are hitting the market are creating an adverse affect and I find that many Sellers now are coming out with a heightened expectation of what their Home's value truly is and many feel that the home can almost sell itself (Look at how many more FSBOs there are now than before)

As far as Buyers -- my experience hasn't changed yet. I feel most Buyers still understand that when a good (well-priced) property comes out, it typically doesn't last more than a few days. But, I guess that's true in any market.
