Winter is typically when you can purchase a home for the lowest price during the year, only because most folks will not want to sell in the winter, for a variety of reasons. The largest inventory of homes is typically from about April through August, but this is the time when home prices go up, due to demand.

1. Are you referring to lots within the town city limits or acreages along the outskirts?
2. How large of a parcel are you considering and curious about?
3. What would the allowed use/zoning need to be for this land that you would be moving your business too?

After getting this additional information I would be in a better position to let you know what the market has been doing in that specific area.

As a side note - if you are thinking of relocating to the Fort Collins area, it is a FANTASTIC place to live with a large percentage of wonderful restaurants - higher than average per capita - as well as having abundant outdoor recreational opportunities. I've lived here over 30 years and absolutely love the Front Range.

The lot lease covers the use of the community amenities like a pool and club house. It works the same as a lot lease in a mobile home park or HOA for a Patio home.

You would own the structure but not the land it sits on. Lawn care may or may not be included depending on the community.

The property you inquired about is in Sunflower subdivision which is a 55 year and older gated retirement community.

I'm sorry you're having this difficulty. I understand your frustration. If you do decided to try another lender, here are a few tips that might help you improve your appraisal.

I've done these chores myself. Under the proactive heading, here are some specific suggestions:
1) Gather up your information and let the appraiser know you are going to provide additional details. Have a page prepared detailing what you had done with your $25,000 in improvements. Receipts are helpful, but don't worry if you don't have those. BTW: If you spent money on something like finishing your basement, that can affect your price. But sorry, the appraisal typically doesn't even come close to matching what you spent.

2) There is a rumor, too, that it helps to have the home in the same shape you would to sell your home. Make any fixes, thoroughly clean the place and leave a lot of lights on. The place should look better now that we're practically into spring. But why take chances if it could mean a better appraisal.

Just an aside: You might want to see what Trulia's market analysis says about Fort Collins.

You are quite fortunate to live in Fort Collins. It is true that values have held better than the rest of the nation. Boulder must rank right next to your city.
