We see other area lenders as contacts on certain properties. I would like information on how I (Marketing Director) could get my mortgage experts involved. Thank you!

La Verne Behrens answered:
Assessments are a snapshot in time.
The market continues to change, sometimes daily.
So while market values change frequently, the assessment only changes when something has happened to the property that the assessor comes and looks at it. For Instance, you remodel or add on to your house. Maybe build a garage or pole building. Or perhaps buildings have been removed or destroyed. Another reason might be that the municipality orders a reassessment of all the property in its borders.
Assessments are only helpful to a very limited degree because they are a snapshot in time. they have some value only if you are familiar with the property or understand the market the property is located in.

I would love to answer your question however it's difficult to know the representation here. Was the agent working as a buyer or seller agent. Every state handles agency different. Did you write an offer or already purchase the home? Not sure what you mean by spent a month on this home? Most of the concerns you have are addressed by home inspections and specialists. An agent may not know any of your concerns and can only disclose information given to them by the seller or seller agent which may not be truthful. ... more

Hi Cindy, how well do you know your neighbors? Is it possible that they are elderly and not able to keep up with the proper care of their could approach them with a list of contractors who do yard maintenance and just explain your concerns. It might not be an easy solution but sometimes people get so busy with their own lives that they don't realize their neglectful behaviors are having an impact on the neighborhood. Another option is to offer to hire a few high school students or a church youth group to give them a hand or even have one of these groups approach the neighbor and offer to clean up the yard as a fundraising effort. ... more

It also can depend on your neighborhood. If your neighborhood is attractive to older 'empty-nester' home buyers, they may prefer to have less bedrooms and a larger master suite.

In general though, most people are looking for that extra bedroom, even if it is just going to be used as an office or craft room.
