Maybe you are looking for Short Sales. You can find short sales by contacting your realtor. There are many many short sales available and most are listed in the MLS. Call your realtor.

ok, I give up.....what is a quick sale? Short escrow time, seller ready to go or buyer who quickly wants to go?

I'm a little confused.....are you selling or buying?
Buying is the best choice right now if you can hold for a couple years, inventory is high and people's eager to sell, not to mention foreclosure and short sales which, on the other hand, requires some extra time and effort.
Deals are available all around, pick an area and a good Realtor should be able to pinpoint the right priced properties at no cost to you as a buyer!
Realtor has the chance to refine searches based on price per sft, i/e: $100.
Nowdays you can find a bargain starting at $147 per sft or less if you flexible and willing to make some cosmetics.
I do have available 3 properties priced to sell on USF area, Hillsborough River (River side Park) or south Tampa (33611).

Hi Cindy,

When Sellers are willing to price the property just below market value, there is more opportunity for a quick sale. A few of my properties have received full price offers after being on the market 5 and 10 days in Hillsborough County because the sellers understood the marketing strategy I conveyed. If they were priced at market value they would have just sat and then had to do a price reduction.

The idea is for the market to catch up to you, not you catch up to the market in regards to price.

If you are wanting to purchase properties/land, offer a reasonable price, that can help to eliminate time in negotiating the offer. Have your financing in place before you make the offer, that can also shorten the time if you want a quick sale.

Hi Cindy,

QUICK..... do a fast search for a Licensed Real Estate agent in that area. Pick one out and call them and pick their brain for a great answer. If you own a home, as in other parts of the country... its going to be hard to sell for a good price. Be prepared to sell ...if you are selling, for a reasonable price as dictated by what other homes in your area are selling for. A FAST/QUICK sale will need to be one that, in my opinion, drops their prices just below what others are selling for of similar quality, condition and same area or neighborhood. I lived in Florida, my mother was born in Crestview, with a brother and sister still there and I can tell you, its a tough market. If you can just hang on to it and rent it out, you may find that it will bring you the price you need at a later time.
