Your best source is to search online county by county for their respective websites - Most of them have a good online list and will update it regularly.
The other way is to get a Realtor to do a 'custom' search for you so you can get ALL the properties form ALL the brokers in your specific criteria/formula...Hope that helps...

This question is coming up a bunch! Foreclosures are found in the local paper as a matter of law as they have to advertised by the trustee. Prioer to foreclosure there is a list called the NDF List that a good title company or realtor can get you. That tells you who is on the list and who is going to be foreclosed upon.

The best way is to get a foreclosure specialist broker in your area and find out what specifically they bring to the table. This way you have a team of people working to help you. There is no great way to buy direct from the banks. They hire agents. I see foreclosures on all the time. Also is a fee service on the web that will sell you the list but it is really not the best tool. Get a Realtor and a Titole Company to help and scour the lists and MLS and you will find them!

Again as I have said on here many times there are some great deals out there already and just because they are not foreclosures does not mean they are not competitively priced!

Good luck to you;
