what does transfer value on a house mean?

looking at houses for sale some options are asking price assessed value and transfer value

The "transfer value" would be what the home most recently sold for/ transferred for according to the Auditors records . The Auditor also will have their accessed value which is generated by local sales activity and what they BELIEVE the value to be. It can often times be skewed if major updates have been made or a home is in need of major repair.
