All correct. APN = tax ID, parcel ID, but the acronym stands for assessors parcel number. This is number that is found in the subject property's tax record. By the way, calling your BPO company to ask them this is better to avoid delays. LATE is very bad. Asking a question never is.

Hello Nina,

The APN (Assessors Parcel Number) is one of the most important fields in a BPO. If you are using an APN, typically you are using tax card information, and that is like the bible to the BPO companies. If there are any disputes, they refer to what is on the tax card for reference (regarding GLA, Acres, Age, etc.). It is also important to use the correct APN, as sometimes there is an APN and APN (State) schedule on the tax card. Make sure you use the one that is associated with the county, the BPO companies like to see this in nearly all states. Good luck and contact us if you need help in the future.

Nina that is the tax ID number. Are you sure you are ready for a BPO you may want to talk to your your broker to become familar with the terms.

APN means assigned parcel number which is assigned uniquely to all properties. You can get this from the tax search in your mls or from title search. I think you can leave that field blank on bpo form if you dont have unless its mantadory...Hope this help.
