First off, Congratulations on your desire and willingness to purchase in today's real estate market. There are a number of properties available, many bank owned properties offer incentives to close quickly (ie paying for closing costs, reduced pricing, home warranty).

To best suit your needs, I need to understand your needs and wants in a home. So far, you're looking for a home with 3000sf or more, pool, near 85023. How much are you looking to spend? Are you interested in a fixer upper, if so, how much of a fixer? Rehab costs? Parking needs? RV parking? What are amenities are important to you?

There are many properties in the area that meet that general criteria, probably starting at about $250k asking price. Being a cash buyer will help you, but in order to help you we will need more information regarding what you are looking for. How far from that zip code you want to stay? What other ammenities you are looking for? Are you willing to make some repairs in order to get a lower price, if so how much work are willing to do?

As you can see there is much more details we will need to know before being able to provide you with any kind or accurate information.

I specialize as a buyers agent. I have selected 4 homes for your consideration in 85023. I avoided short sales for now due to the fact that these can take 2-9 months to close and only 35% are successful closed across the valley. As a cash buyer you are in an excellent position to for us to negotiate a favorable price.

Jared, Any agent can show homes in that area, both owner occupied and bank owned, but you need to work with someone who knows that area. The schools, parks, shopping etc that you would be looking for. Let me know if I can help

Jared, if you are NOT looking for a very good deal, look on the MLS. My cash buyers are buying REO homes from certain lenders that are willing to deal or from the auction where my 'Fix N Flip" buyers buy. They have to have 25-35% discounts to be able to flip and make any money. That is where I would look. I can show you MLS stuff, but email me and I will send you my auction list that I get every day. Notice my brokerage, Homes & INVESTMENTS. Every home is an investment. With the market still in a decline mode for the next 3-5 years, you better not be looking for a retail home on the MLS if you want to sell it and make money in the next 10 years.
