i just saw this house online for sale for $3,766 thats on foreclosure, does that mean thats the real price i would buy it for? Thank you

Beware. I'm active in Salida and this is a very low price. If its too good to be true it usually is. Now it can be a county tax sale which you can purchase a few times a year. Sometimes when a bank neglects defaulted taxes (not often) the county can have their own sale. For information on tax assessor sales contact Stanislaus county tax assessor.

maybe. Some areas like Detroit have exceptionally low house prices.

However, if you saw it here as a realtytrack foreclosure FORGET IT!!! those listings are fraudulent at best.

If you see a sign up here for a 7 day free trial or pay for more information, or anything other than here is the MLS# and address it is almost certainly not a real foreclosure for sale.

If it shows a MLS# or address it is most likely for sale.

You can ask any real estate agent near you for help. They all have access to the real foreclosures (and other properties) that are for sale through the MLS. the MLS is what is used by the professionals so they can have other professionals find their listings.

Although it's possible, and I've seen them in several areas besides Detroit, your mileage will vary. Just because that might be the list price, the actual sale price might be vastly different if several buyers get into a bidding war.

Also keep in mind--regardless of the price--you'll want to do your due diligence before buying anything. Why buy a home for $4K, with over $20K in liens, that's only worth $10K? Things like that happen all of the time whenever buyers don't pay attention.
