For starters, if your landlord isn't paying the HOA dues, then what else isn't being paid? You need to speak to your landlord and address the concern asap. Hopefully the mortgage payments are being paid. I don't want to frighten you, but these questions need to be asked. As far as the pool delima goes, maybe you could borrow a neighbor's key in the meantime. Of course you have rights under your lease, but you are going to have a hard time enforcing them without some kind of legal assistance. Good luck.

Check with your landlord - tell them they are behind. They may have overlooked the dues accidently or on purpose. You have every right to demand that they keep the property up.
