Dear Pm: Most homes in this day and age don't sell at the Trustee's sale because the minimum bid is over market value. It almost always goes back to the bank since three are ususally no bidders. Without more information, it would be hard to answer your question definitively.

If you are still living in the house, or are going by the house, the new owner will most likely post a notice on the door to the home as well. While the title company will know the new owner, as it's recorded, you're just as likely to have a note posted on your door as to who the new owner is to make sure that you've removed all of your personal items. (The recording may take a while)

By the way, your personal items do not include the dishwasher, oven, lighting fixtures, carpeting, or anything attached to the house. If you remove these items, the bank/new owner can make a claim against your insurance company for reimbursement and the insurance company will prosecute for theft. Just a warning... there seems to be some confusion by former owners as what they're entitled to when they lose their home.

Sacramento county is normally 3-5 weeks behind in posting that information. So search all you want, you may not see it for awhile. There is a county office at Hazel and Madison and one downtown at I street, across from the courthouse. They might be able to look it up sooner than finding it online in a search.

I'd still check the front door of the house. It will be posted there within days.

The bank took your house and the bank probably lost money. Why do you want to know this info? Don't be mad at the new owner.

Shel-lee is right. As a Realtor I would contact a local Title company - they will be able to tell you who the new owner is, or if the bank took back the property if it did not sell at auction. Sometimes it takes a while for records to be updated with the county.

You can always goto the courthouse steps, or contact a realtor that works the auctions to see if it even sold. Only about 30% of the properties get sold to a private party, and a majority end up going back to the banks. Let me know if you have questions, as we monitor it closely.

Call the Sacramento County Clerk/Recorder's Office @ 916-874-6334 and press "0" to go talk to a clerk. There is no need to call a real estate agent or visit various websites that are riddled with spam. Save some grief and go straight to the source.

Best not to dwell on the past, but if you really want to know, look up your counties appraisal district online, they usually have a search engine that will tell you the current owner as well as past owners of the home.
