It can be difficult to read the records at the clerk's office and can also be lagging. Keep in mind things like mechanic's liens can be filed against the property in the near future, so the only real answer is title insurance.

If you are thinking about buying a place, you will need a title company to assist in the close. Many companies will do a preliminary search for you before you put a contract on the house, so you might want to call around and ask.

You can go to the Polk County Clerk's website and search by the property owner's name. You will need a full title search done by a title company if you're planning to bid at the courthouse foreclosure auction, though.

By checking the County Records one can locate liens. It is certainly not an alternative to getting title insurance and a professional lien search.
