A year redemption period? There is no standard redemption period after the lis pendens is filed. I believe it's 7 months after the borrower receives the summons or 90 days after judgement, whichever is later. The whole process has been taking much longer than a year.

The property most likely won't be available by April 2012, maybe not even by April 2013. You may be able to obtain the court records for the foreclosure to see exactly where it is in the process, but the banks often sit on properties for several months before they ever list them. There's really no way of knowing for sure when the property will be available.

Additionally, if the property is redeemed or the borrower gets a modification, the lis pendens says on the public record. The homeowner might already be caught up on their payments, but we wouldn't know.

Hi,

This property is currently in pre-foreclosure. The notice was just filed in April of this year and the redemption period will last no less than one year. So, assuming the property owner doesn't attempt to rectify the default, the earliest this should come to the market is sometime next Spring.

Let me know if you have any further questions. Thanks!

Best,
Michele Nixon

That property hasn't been listed. Currently, it is showing Lis Pendens, meaning the Mortgagee has filed the initial foreclosure paperwork.
