Mark is correct. Any agent can list & market short sale or foreclosure properties. However when it comes down to the paperwork, strategy, & negotiation it really takes an agent that is trained & has experience. Short sales require negotiating with one or more lenders, the handling of sensitive paperwork, & specific time frames for tasks to be completed. Foreclosures involve some of the same but in some cases dealing with contractors & asset managers. The both involve patience, good communication skills, & following through. With all that said sometimes it still may not work out. I would suggest asking for a list of completed or pending transactions or references.

By law, any real estate agent can sell a short sale or a foreclosure. Most agent's that are not properly trained in these type transactions will leave the buyer or seller upset, because of things they are not aware of, documentation requirements, time frame involved in each type, as well as other factors. I am a Certified Distressed Property Expert and have dealt with many of these type transactions. If you have any other questions, please let me know.

thank you. Noticed a lot of sites require a few to look at foreclosure lists. That is the reason I asked.
