california. Substitution of Trustee was dated 6/30/09, notarized 7/22/09, recorded 11/5/09. Which date is the legal one?

Is Substitution effective on the execution date (when orignally dated 6/30/09), the execution of the notary date or the actual recording date (like the statute states)? The NOD was recorded Cal Western on 7/16/09 who was not original trustee or beneficary, but may have been acting under the beneficiary orders. Beneficiary on DOT was not current beneficiary due to being purchased by another bank. No recording of that. Is the NOD valid? Is the SOT valid? If so when?

It sounds like you may want to check with a real estate attorney since you are questioning the dates on the default notice.
