Most of the Attorneys are base their charges "per hour" and can easy chare $ 3-5K upfront fees with out any promises’ to do the "JOB". The Real Estate Brokers who do loan modification in California are obliged to follow the Advance Fee Agreement laws. and will have to return could be all 100% if they did not perform the loan modification. My company is among few companies in California who can do Loan Modification and will return the money if the modification will not happened. More over we will review your documents and tell you "in front" if you can get it or not and will not charge any fees.

Most of the attorneys charge up-front fees somewhere around 3000-5,000 and some charges based on your number of loans to negotiate and how much they save. Go with attorney who has already closed successfully and can give reference of other home owners who have modified their loan. Some attorneys give something back if doesnt modified and some they don't give anything.
