The majority of lenders have minimum credit score limits of 660 and 640. There are some out there that will do down to 620. You will still get a decent rate down to 620
I have lenders that will go down to 560 with a minimum of 10% down and really once you go below 600 the rate starts to get higher. Not sure how to answer your question but 620 is the minimum to get the job done in most case. 660 and you will get an FHA loan without any rate hits.
