You've already got it now. We certainly do have funny lingo in real estate. Batvai is kind of a standard disclaimer that some brokers (like mine) would argue is pretty much unnecessary. All listings on the MLS already have a disclaimer "information deemed reliable, but not guaranteed." By adding BATVAI, my personal feeling is that it makes it sound like there is something that is being covered up, so I don't use it.
