Moraga is the community that has the greatest number of condo and townhome projects. This is largely due to when Moraga was developed and also many projects, particularly on Ascot, were apartment conversions into condos. In town most dues range from the mid $300's to the mid $400's. Some exceptions are the Moraga Country Club, just under $650 per month, and a few projects under $300 per month. Most important is to look at the home owner association documents to see how the Association is doing financially. Some are low, but have trouble looming, as many components in the project are at the end of their useful life and need to be replaced. For example, the Casitas de Moraga project used to have dues in the $250. range and they had roofs that needed to be replaced. There was not enough money in the reserves for new roofs, so the dues increased substancially and now roofs are the owners responsibility. It is important to look closely at the financial docs, budget and reserves, too determine how the Assocaition is doing. If they are short on money, dues will climb and one will likely see some assessments made against the units,

I'm not sure which complex your referring too but from scanning the different properties recently listed on Ascot here are the dues I've found listed:
Moraga Terrace is $425
Ascot Court is $415
Cedars is $385
Ascot Highlands is $410
