higher than what new homes are selling for. Centex Homes is selling a 3176 sq.ft. home for $460,000.00. which is $144/sq. ft. What should I offer if looking for a resale in the same area?

Find a home you love and make an offer. The best deals are being made right now. You will never get as good a deal from a resale as you will from the is mind boggling what they are willing to do to keep their projects moving forward. INCENTIVES...INCENTIVES...and more INCENTIVES. A new home in a new community with a new utility district board election this fall. If you work in the East Bay, you cannot find more new home for the money, with commuter options available to Pleasanton, San Jose, and other employment centers. This is as close as you can get to San Francisco in a brand new, warrantied home with abundant upgrades for less than $500k.

If the builder is selling new at a much less price you may want to consider going with a builder who will give you upgrades, pay your Relator's commission to negotiate on your behalf and give you a better deal than a resale. If you opt for a resale, have your Realtor pull comps and go armed with the builder prices when making your offer.

Analysis of MLS data for 95391 sold homes for 2007 to current date shows 32 sold listings.

The high was $781,900 The low was $470,000 The average sold price was $581,592 the median sold home was $552,450.

Contract sale price was reported as averaging between 95.42% of final list price.

One home sold for $278,433 below list price Another sold for $224,019 below list price. Over half of the homes sold for 99.9 % or more of their list price.

Of the other 30 homes that sold the average discount to final list price was 2.19% {Sp/LP of 97.81)

I think it's critical to find a Realtor to represent you. There are a lot of foreclosures, short sales, and REO's on the market in Tracy, all adding to the inventory and giving buyers the potential for negotiating great deals. Get representation....GOOD representation, and let them guide you. Good luck!
