Seller default on contract even after 30 days to clear the title. I void the contract since the bank refused

to communicate with me what remedy they would give me or even talk about concessions in order to continue. I've sent a release to request for my earnest money and for them to pay the costs incurred such as title search, survey .. etc. They refused to respond. What legal options do I have and how can I get them to pay for all the fees due to contract/settlements efforts. How long could they tied up my money? What do I need to do to get them to pay up?

All of your questions should be addressed in every page of executed agreement signed by you and seller. Request your buyers agent or title company review terms release earnest money. An amendment needs signed by you / seller / listing broker/ buyers broker.

Title company is 3rd party neutral confirm all parties abide by executed agreements.
