To answer your question correctly, you'll need a team of at least three people. First, an immigration lawyer, a Certified Public Accountant (CPA) and a Real Estate Agent. If I had to start somewhere, I would start with the CPA :)

Hi Tauri,

if you are paying cash for your next investment property their is no need of pre-approval from a local lender. If you need to finance your property I would start first talk to your bank in your home country if they are willing to lend to you in the US. If you need a lender in the US and you need to finance your property we should first find out if you qualify for a loan.

The best advice is to get pre-approved for a mortage first. I'd start with a US bank to make sure you meet the employment and downpayment requirements as a foreign investor.

There is no secret to investing in homes in Fort Lauderdale, whether you are a US citizen or a foreign national.

The costs are the same. The procedure is the same. Ask your Fort Lauderdale realtor to help you locate a property that fits your investment parameters. Once you find a property that looks like what you have in mind, make an offer.

If the offer is accepted you make your deposit, inspect, and you proceed toward closing. And that's it.

If you need a mortgage, your options may be more limited than those of a typical US citizen. However, there are a number of banks that are very pleased to lend to foreign nationals for real estate investment.

You'll may want to talk to a mortgage broker about that. Call Preston Ware at 561-329-0075

Once you tell your Fort Lauderdale real estate agent what you have in mind, your agent will start looking for properties that may give you what you want.
