Lenders either give the work to asset management companies or the foreclosure realtors who have the listings. Here is a link to an article that explains all of it pretty well.

The listing agent on the property is a good resource for cleanup services. Many of us have services we use, but those services don't always travel to all the places we may have foreclosure and short sale listings. Not every agent is involved in distressed properties, so I don't suggest just calling around to all agents. You'll get shut down pretty quickly. Contact the local real estate offices in the immediate area and ask if they have agents who are handling a high number of distressed properties.

Have a blessed day.
