If your house is in foreclosure with a sale date, at that point is it too late to do a short sale?

It should be possible - if you don't have an agent helping you; give me a call. I currently have a number of active short sales and can explain the process to you. We would need to act immediately to be most successful though. I have a strategy that could possibly delay the short sale. It depends on your lender and how many days until your sale date.

You can try:

TODAY; list the property with a good Realtor;
Give the Realtor your Loan information; they will contact your Bank and ask them to DELAY the Trustee Sale.
If the Bank says yes; you will have about 60 days to give them something concrete;
you will have to immediately send them a HARDSHIP letter,
and you will hope that you can get an Offer very soon to satisfy the Bank.
