You can try:
TODAY; list the property with a good Realtor;
Give the Realtor your Loan information; they will contact your Bank and ask them to DELAY the Trustee Sale.
If the Bank says yes; you will have about 60 days to give them something concrete;
you will have to immediately send them a HARDSHIP letter,
and you will hope that you can get an Offer very soon to satisfy the Bank.
