I see you talk about forclosures but what about Goverment tax forclosure properties? They say it comes even

Generally, tax foreclosures are by county (here in WA, they can be foreclosed for back taxes owed over 3yrs), and yes, they take priority over lenders. Tax auctions usually happen twice a year (check your local area for specific dates). If there is a mortgage owed on the property, usually the lender will pay the taxes in order not to lose the property to the county where the home may be sold for pennies on the dollar. Most of the time you'll find tax sales for properties where there is no mortgage and the owner has moved out of state or is deceased.
