Misty, Home Buyer in San Antonio, TX

I'm interested in this house it maybe in forclosure, what are my options?

I found this house online first listed as a forclosure:

Then I paid the realtytrac fee and found the address. I googled it and found the original listing still up:

I am interested in the home but it seems as though its supposed to be up for auction Nov. 4. However, I looked up the files in the bexar county clerk site and found that there was no notice of forclosure filed even though realytrac states the recording date as 10/14/2008. At this point , what are my options? Do you think I can still approach the original owner, call the bank, or wait to see if it goes into REO status? Realtytrac has it down as Notice of Trustee Sale . Any advice would be helpful.

if the house is still available you can contact the owner, or you can contact wholesalers in your area that might have deals to wholesale to you.

Your only hope is to find the owner... Go know on the door.. if they are still there, maybe they will work with you. But, it is a LONG SHOT... really long.

Your best bet is to work with an aggressive Realtor is specializes in finding deals BEFORE it's too late. I can recommend one... ME! :-)

I am showing this home available for sale in MLS. Nothing is marked on the MLS as the home being in foreclosure. It is listed at $178,000 on the market for 38 days now.

A very high percentage of the properties that get posted don't go to foreclosure. The bank or the owner are able to work out some kind of arrangement before the sale. While the info on Realty Trac may be technically correct, from what I see there is lots of homes posted that never get to the process.

It's probably too late to do anything with the original owner. Chances are you'll never be able to talk to anyone in the foreclosure department or bank asset manager. The banks I have worked with won't talk to retail customers unless they want to buy portfolios of properties...like 25-50 properties at a time.

Chances are the bank will get it back at the foreclosure auction if it goes that far. Then it will go to REO status. If you really want to jump ahead of the game find out which bank has the note. Then find out which agent handles the foreclosures in that area for that bank. You can ask your realtor to track this down for you. Then have your agent submit an offer for the property to that REO agent. You might get it before it ever goes on the market.
