I had a foreclosure in 2/2011 in AZ. I now live in TX. My foreclosure was an FHA loan. Can I qualify now before 3 complete years?

I had a buyer that wanted to buy a home in Arizona, but he had a Chapter 7 bankruptcy 7 months ago. I introduced a loan program at http://www.cfsflex.com, they allow a mortgage after a foreclosure, short sale, or bankruptcy. There is only a six month waiting period. Usually 7-10 years after foreclosure ... my suggestion is to try to find an owner finance home to purchase. They usually require a substantial amount down and a much higher interest rate w/ a balloon payoff - but worth a try. Thanks!!
