I whole-heartedly agree with Scott. In purchasing either a short sale or a foreclosure property, you should definitely work with a buyer agent who knows the process. There's a lot more paperwork involved and if the agent doesn't know what s/he is doing, you could be the one to lose out. There are myriad minefields in the process and a good buyer's agent will already have connections with lawyers and financing companies who are specializing in these transactions.
If you are considering purchasing a home through the Fannie Mae Homepath program (http://www.homepath.com/
) they actually require that any offers be submitted by a licensed realtor, so it's not something you can do on your own just yet.
