The waiting periods for getting a home loan after foreclosure:
1. VA (active military and veterans) - 2 yrs
2. FHA - 3 yrs
3. Conventional - 7 yrs

It will depend on a couple of factors, the first being how they reported it on your credit. When negotiating hopfully you negotiated a neutral reporting. Next it will be based on your current credit and financials, you should meet with a local and trusted loan officer who can prequailify you at no cost and answer your question.

If you have 35% down you can buy now with the foreclosure.
